What's your rent payment policy?
Rent must be paid by the first day of the month in accordance with your lease. Payments can be made via check, money order, cashier's check, ACH bank transfers, or credit card, with an additional processing fee for credit card payments. Cash payments will not be accepted. A late fee of 8% will be applied to any outstanding balance if rent is not received by the end of the 5th day of the month.
What are our lease terms?
Lease agreements are initially for a 12-month term, with the option to continue on a month-to-month basis upon expiration. A six-month lease option is also available, but with a higher rental rate. You have the option to renew your lease after the initial term, securing your rental rate for another 12 months, or continue on a month-to-month basis, subject to periodic rent increases.
Will you perform a background check?
Fergus Enterprises, we are committed to maintaining a safe and inclusive community for all residents and to ensure this we conduct a comprehensive background check on all applicants before assigning the lease agreement. The $35 dollar fee for the background check covers credit history, rental history, criminal history, and sexual offender status. Our rental decisions are based on a fair and equitable evaluation of each applicant's collective history, without any discrimination or bias. We believe in offering a fair chance to all residents, regardless of their sex, disability, language, ethnicity, origin, nationality, political belief, race, religion, gender, sexual orientation, or any other personal characteristic.
What's the deposit?
Standard deposit is equal to one month's rent, used as a security against damages and losses. $100.00 of this deposit is nonrefundable and allocated towards professional carpet cleaning upon move out. Depending on your credit and rental history, and additional months’ rent may be required see security. This deposit is not a rent payment and cannot be used to pay rent. It will be refunded after a satisfactory move out inspection.

For convenience, our property manager is your primary point of contact for exceptional customer service. Our headquarters is open from 8:00 AM to 12:00 PM, Monday through Friday, to meet any additional needs you may have.
