The following are several of the most common questions asked by tenants. We have attempted to provide a general answer to these questions, however the answer to your question may be different based on the specific details of your situation. What’s your rent payment policy?

Rent is always due on the first day of the month, please pay per the instructions provided by your Property Manager. Rent can be paid by check, money order, ACH bank transfer, or credit card (includes a processing fee). We do not accept cash payments. Rent not received by the end of the 5th day of the month is considered Late and subject to a Late Fee. The Late Fee of 8% is applied to any and all balance due on the 5th of the month.


How long do is the lease?

A standard lease is 12 months, then converts to a month-to-month lease upon expiration of this initial term. You may enter into a 6-month lease for a nominally higher rent. You may renew your lease after the expiration to "lock-in" your rental rate for another 12-months. Month-to-month leases are subject to periodic rent increases.


Will you do a background check?

A background check is performed on all tenants applying to reside in the apartment before the lease is signed. Each prospective tenant must pay $35 for the background check. The background check will review credit history, rental history, criminal history and check for sexual offender status. We base our rental decision on an overall view of the collective history without being judgemental. We believe all tenants should receive a fair chance.

How much is the deposit?

A typical deposit is one-month of rent to secure against damages and losses. $100 of the deposit is considered non-refundable and used to professionally clean the carpet upon your move-out.

Based on your credit and rental history, an additional one-month rent may be required to secure the last month of rent paid. This deposit is not a payment of rent and cannot be used to pay rent, it is used a security and will be refunded upon your satisfactory move-out from the apartment.

Of course! Your Property Manager is your first first point of contact for friendly and knowledgeable customer service. The Fergus Enterprise office is also available Monday through Friday from 8AM-Noon to support additional needs. In emergencies please use the contacts provided by your Property Manager  24/7/365.
